TIP TUESDAY - 6 Tips to Get the Most Money When Selling Your Home

We all want the best return on our largest investments which for most people is their home.  So what are the best tips for getting the most money when selling your home?  I've compiled the top 6 tips to get the most money when selling your home!

 

1. Get a professional REALTOR® in to advise you on all aspects of the process and the preparation.  I believe the preparation is the most important part of achieving success when selling your home.

 

2. Declutter and minimalize.  Less is definitely more when talking about the "stuff" in our homes.  This is where advice from a trusted agent can also help.  Keeping tops of things and showing as much flooring as possible gives the illusion of more space.

 

3. Don't be the best house on the street.  Understanding the difference between maintaining and improving is important.  We should always maintain but when making decisions on whether to improve the house we can get into costly mistakes.  Over improving for the area.  Making selections that do not have broad appeal or are in our taste but not necessary main stream.  Also spending $50,000 to get $ 25,000.  It is not always obvious what will get you a return on your investment. This is also the valuable information you will get from an experienced and knowledgeable agent.  It is always up to you on what you do or don't do but the right advice can make a substantial financial difference.

 

4.  To stage or not to stage.  Staging is a great tool to show the home at its best.  I do my own soft staging for clients and have had great success with this.  Sometimes the services of a professional stager is money very well spent.

 

5. Remember the exterior.  It is the first impression.  It oftens gives Buyers the "feeling" of whether a home is cared for or not.  Trim the bushes and make sure that they don't block the light into the house.  Clean the windows and put a fresh seal on the driveway or power wash porches and decks if needed. 

 

6. Select the correct pricing and marketing strategy with your Realtor®.  The Real Estate market is very organic and always changing.  It is important to get advice from someone who understands the market and is intently watching it on an ongoing basis. Whether the current strategy is to price low and hold offers or to price with the intention of negotiating, you will need to know the pros and cons of both and what is currently working well in the market you are selling in.
